TRUSTEE'S NOTICE OF SALE

Reference is made to that certain trust deed made by THORVALL D. PATTEE and HOPE L. PATTEE, as grantors, to MARTIN LEUENBERGER, as successor trustee, in favor of PIONEER BANK, F.S.B., as beneficiary, dated May 12, 1999, recorded May 17, 1999, in the official records of Grant County, Oregon as instrument No. 991391, covering the following described real property situated in said county and state, to-wit:

A portion of Lot 4 of Block "A" of First Municipal Addition to the City of John Day, Grant County, Oregon, as shown by the plat thereof on file and of record in the office of the county clerk of said county and state in Book 1 of Town Plats, at page 14, described as follows: Beginning at the Southwest corner of Lot 4 of said Block "A"; said point being 25.0 feet North and 448.2 feet West of the South quarter corner of Sec. 23, Twp. 13 S., R. 31 E., W.M.; said point also being the Northeast corner of the intersection of Canyon Blvd. (formerly Church Street) and North First Street;

thence N. 0°55'E., along the East boundary line of Canyon Blvd., 150.0 feet to the TRUE POINT OF BEGINNING, said point being the Northwest corner of said Lot 4;

thence East (record bearing N. 89°32' E.) 150.0 feet to the Northeast corner of said Lot 4;

thence S. 0°55'W., along the East line of said Lot 4, 38.1 feet to the Northeast corner of the J.W. Low Lot;

thence S. 89°04'W., along the North line of said Low Lot, 150.0 feet to the East boundary line of said Canyon Blvd. (formerly Church St.);

thence N. 0°55'E., along said East boundary line, 40.5 feet to the TRUE POINT OF BEGINNING. (Tax Acct. 3-1 13-31-23CD 8900; Ref. 900) Also known as 215 N. Canyon Blvd., John Day, Ore.

Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and notice of default has been recorded pursuant to ORS 86.735(3); the default for which the foreclosure is made is grantor's failure to pay when due the following sums: (1) monthly installments on the promissory note in the amount of $449.26 from March, 2002 through the present plus future installments which may become due prior to sale or cure; (2) late charges in the amount of $124.89 through May, 2002 plus future charges which may become due prior to sale or cure in the amount of $19.81 per month from June, 2002; (3) mortgage insurance paid by the beneficiary in the amount of $95.70 through May, 2002 plus future charges which may become due prior to sale or cure in the amount of $6.30 per month from June, 2002.

By reason of said default the beneficiary has declared all sums owing on the obligation secured by said trust deed immediately due and payable, said sums being the following, to-wit:

Unpaid principal:$60,419.21

Delinquent interest to 6/10/02:1,587.45

Escrow Fee:95.70

Late Charges through May, 2002124.89

TOTAL:$62,227.25 plus daily interest accrual from 6/11/02 of $11.59 until date of sale or cure, plus future advances as authorized by said trust deed and all taxes and foreclosure costs such as recording, publication and title fees incurred herein.

WHEREFORE, notice hereby given that the undersigned trustee will on December 3, 2002, at the hour of 11:00 o'clock A.M., in accord with the standard of time established by ORS 187.110, at Pioneer Bank, F.S.B., 150 W. Main Street in the City of John Day, County of Grant, State of Oregon, sell at public auction to the highest bidder for cash, certified check or money order the interest in the said described real property which the grantor had or had power to convey at the time of the execution by grantor of the said trust deed, together with any interest which the grantor or grantor's successors in interest acquired after the execution of said trust deed, to satisfy the foregoing obligations thereby secured and the costs and expenses of sale, including a reasonable charge by the trustee. Notice is further given that any person named in ORS 86.753 has the right, at any time prior to five days before the date last set for the sale, to have this foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of the principal as would not then be due had no default occurred) and by curing any other default complained of herein that is capable of being cured by tendering the performance required under the obligation or trust deed, and in addition to paying said sums or tendering the performance necessary to cure the default, by paying all cost and expenses actually incurred in enforcing the obligation and trust deed, together with trustee's and attorney's fees not exceeding the amounts provided by said ORS 86.753.

In construing this notice, the singular includes the plural, the word "grantor" includes any successor in interest to the grantor as well as any other person owing an obligation, the performance of which is secured by said trust deed, and the words "trustee" and "beneficiary" include their respective successors in interest, if any.

REQUEST FOR COMMENT

GRANT COUNTY TITLE III FUNDING

Grant County, Oregon, received "safety-net" revenues under the Secure Rural Schools and Community Self-Determination Act of 2000, PL 106-393. the Grant County Court elected to designate 15 percent of its safety-net payment for projects under Titles II and III. Of those funds, 30 percent has been allocated to "county projects" under Title III.

County projects under Title III include Category (1) "Search, Rescue and Emergency Services performed on federal lands." Grant County intends to reimburse all documented costs incurred and paid for by Grant County as authorized under Title III County Funds, Category (1).

Grant County Court has opened a forty-five (45) day Public Comment Period to invite written comments from individuals wishing to offer input on such reimbursement. Comments must be submitted to the Grant County Court at 201 S. Humbolt, Ste. 280, Canyon City, Ore. by 5 p.m. December 6, 2002.

NATIONAL FOREST TIMBER FOR SALE

MALHEUR NATIONAL FOREST

The BVWC Sale is located within T.16S., R29E., Sec. 12 and T.16S., R.30E., Sec. 7 WM. The Forest Service will receive sealed and oral bids in public at Malheur National Forest Supervisor Office at 10:00 a.m. local time on 11/06/2002 for an estimated 183 CCF of sawtimber, and 9 CCF on non-saw marked or otherwise designated for cutting. The Forest Service reserves the right to reject any and all bids. Interested parties may obtain a prospectus from the office listed below. A prospectus, bid form, and complete information concerning the timber, the conditions of sale, and submission of bids is available to the public from the Malheur National Forest Supervisor Office and Blue Mountain Ranger District Office.
