MICHAEL B. ILG, TRUSTEE FOR INVESTORS LENDING GROUP PROFIT SHARING PLAN, Beneficiary.

S. 79°25'01" E. 439.24 feet) to a point which is S. 26°10'04" W. from the point of beginning; thence N. 26°10'04" E. 68.03 feet, more or less, to the point of beginning. SAVE AND EXCEPT that portion conveyed to Grant County, Oregon, by deed recorded in Deed Book 95, page 117, for right of way along County Road No. 18. thence N. 20°04' E. 339.0 feet to the Southerly boundary line of said County Road; thence S. 69°32 E., along said Southerly boundary line, 532.0 feet to the place of beginning.

Township 10 South, Range 31 East of the Willamette Meridian, Grant County, Oregon: Section 21 : A tract of land in the NW1/4SE1/4 described as follows: Beginning at a point on the Southerly boundary line of the Long Creek-Prairie City County Road, said point being 2007.1 feet North and 1551.8 feet West of the Southeast corner of said Section 21; thence S20°04'W 339.0 feet; thence N69°32'W, 532.0 feet; thence N20°04'E, 339.0 feet to the Southerly boundary line of said County Road; thence S69°32'E, along said Southerly boundary line, 532.0 feet to the point of beginning. EXCEPTING THEREFROM that portion conveyed to Grant County, Oregon, for road purposes, by deed recorded April 6, 1994, as Inst. No. 940656.

All according to Record Map of Survey No. 1620, filed for record in the office of the Grant County Surveyor.

EXCEPTING THEREFROM that portion conveyed to Sidney H. Neal and Melissa J. Neal, Trustees of the Neal Family Trust, U/T/A/, dates 3/18/88, by deed recorded January 16, 2007, Document No. 20070145.

3. RECORDING: The Trust Deed, dated April 19,2005, by and between DALE MARTIN, CONSERVATOR FOR NELDA MARTIN, A PROTECTED PERSON, Grantor, and MICHAEL B. ILG, TRUSTEE FOR INVESTORS LENDING GROUP PROFIT SHARING PLAN, Beneficiary, was recorded April 20, 2005, Instrument No. 20050927, in Grant County, Oregon. This Trust Deed was modified by an agreement between DALE MARTIN, PERSONAL REPRESENTATIVE FOR THE ESTATE OF NELDA MARTIN, and the above-named Beneficiary dated April 10,2007 and recorded April 17,

2007, Instrument No. 20071060, in Grant County, Oregon. The assignment to the Successor Trustee is as recorded in the official records of Grant County, Oregon.

4. DEFAULT: Grantor failed to pay $396,239.94 in principal, interest, premiums, and fees due on April 15,2009; and failed to pay late fees, further interest, real property taxes and assessments levied against the above-described real property when due plus recoverable expenditures, and attorney's and trustee's fees and costs incurred by beneficiary or its assigns.

5. AMOUNT DUE: Unpaid balance of $429,508.18 as of August 18, 2009, plus interest thereon at 9.5% compounded monthly; plus recoverable expenditures, and attorney and trustee's fees and costs incurred by beneficiary or its assigns.

6. ELECTION: Based on the default set forth herein, the Successor Trustee, at the direction of the Beneficiary, elects to sell the property to satisfy the obligation set forth above.

7. SALE: Date: Friday, April 9, 2010

Time: 10:00 a.m. o'clock,

Place: At the front entrance of the Grant County Courthouse, located at 201 S. Humbolt Street in Canyon City, County of Grant, State of Oregon.

8. RIGHT TO REINSTATE: Any person named in ORS 86.753 has the right to have the foreclosure proceeding dismissed and the Trust Deed reinstated by payment of the entire amount then due, together with costs, trustee's and

attorney's fees, and by curing any other default complained of in the Notice of Default, at any time prior to five days before the date the Successor Trustee conducts the sale.

NOTICE TO TENANTS:

If you are a tenant of this property, foreclosure could affect your rental agreement. A purchaser who buys this property at a foreclosure sale has the right to require you to move out after giving you notice of the requirement.

If you do not have a fixed-term lease, the purchaser may require you to move out after giving you a 30-day notice on or after the date of the sale.

If you have a fixed-term lease, you may be entitled to receive after the date of the sale a 60-day notice of the purchaser's requirement that you move out.

To be entitled to either a 30-day or 60-day notice, you must give the trustee of the property written evidence of your rental agreement at least 30 days before the date first set for the sale. If you have a fixed-term lease, you must give the trustee a copy of the rental agreement. If you do not have a fixed-term lease and cannot provide a copy of the rental agreement, you may give the trustee other written evidence of the existence of the rental agreement. The date that is 30 days before the date of the sale is March 10, 2010. The name of the trustee and the trustee's mailing address are listed on this notice.

You have the right to apply your security deposit and any rent you prepaid toward your current obligation under your rental agreement.
